I absolutely love your website! It is informative and, as somebody that worked on the vacation rental side and is now marketing vacation rental properties to the whole wide world out there - I can never learn enough and will be visiting your website regularly for "brain power" and finding out what our vacation rental owners/managers need and don't need.
While working in the rental agency side I discovered that most of the time we either had too many leads and not enough properties which send us scurrying to try and find ones for our clients (loss of valuable leads and income) or too many properties and not enough leads - which left our home owners not getting the revenue they hoped for as they are not getting booked!
At Dreamcatcher Marketing we take vacation properties and promote them to pre-approved Vacation Rental Companies, Concierge and Travel Agents, Movie shoot locators etc.. If they have too many inquiries - they find homes here, if they have properties that are not getting enough bookings - they bring it to Dreamcatcher Marketing and we promote it for them. This way both the clients find what they want and the homeowners/property managers are now getting their properties booked as they cover a wider range in the market and is not just relying on one source for income.
Thus, discovering a website with so much informative subjects is like finding a treasure trove!

That's a great article. I'd like to add that there is one more trade-off in deciding to go the RBO route instead of the rental agency (RBPro) route: technology.

(full disclosure, I'm a techie guy that works for Escapia who sells technology to the VR market)

I think that one of the largest opportunities for vacation rentals is to steal market share from the traditional hotel space. You've got a great property that provides WAY more value than hotels do. So how do you win? You use technology, and good business sense, to make your unit as easy to find, book, and trust as a hotel.

Easy to Find = automated distribution of your property across a massive network of travel sites

Easy to Book = real-time availability and pricing linked to these travel sites (get bookings, not leads)

Easy to Trust = automated ratings & reviews posted everywhere someone can book your unit

To really do these three right you need technology. Many rental agencies have this technology. The result is that you let someone else do the work and you end up with more money in your pocket anyway.

Well, that's the principle anyway. The hard part is finding a great rental agency.
